The wood/lumber is up right now in cost so with that knowledge, find the average and tack on 15%. That should give you a realistic number. I think 25k sounds about right though.

I looked into this a few years back when I bought a house and it is true! We (my wife and I) ended up doing an FHA loan however because we didn’t have enough money saved up to pay the 20% down with closing fees.

Probably Amazon but for all the wrong reasons. When I can, I shop through eBay. I am not really a fan of Amazon or its practices. They treat warehouse employees like dirt and they made a profit off the back of slaved labor.

The easiest way to do this is to look at your yearly income and times it by four. If you earn $40k a year, you can safely afford $160k house. There is wiggle room with this but it is a realistic price range you should aim for. In order to buy a $250k house, you would need to be earning roughly $62k a year.

Buying property is better than relying on someone else’s, trust me. The first place I rented was cheap when I started living there and by the end of the 4th year, it had gone up nearly 40%. I couldn’t afford it. I had to do a room share for a few years and eventually earned more and was able to apply for a homeloan.

This doesn’t surprise me. A lot of people looking to buy a house are looking at houses in the $150k to $250k range. That is middle-class shopping for you! I don’t have any tips or suggestions for this. The only thing I can say is to try to get ahead of everyone else. Work with an agent who is fast and knows connections.

There are a million different ways to make money online. If I sat here and listed them all, it would end up being a book. haha!
That being said, you need to find something you can do and do consistently without getting bored or discouraged. Online earning is all about doing the same handful of things over and over and over again.

Anytime I see or hear about OnlyFans I just think of it as a porn site. No offense to people on there or those who are earning without the use of nudity or lewd videos. I just can’t see anyone making a lot of money on a platform like that without getting into x-rated stuff.

The fees depend on how much you price your items. If you are selling cheaper items, you won’t notice a big difference. You can also make up for the fees by charging slightly more for shipping. I know a lot of people complain about the fees which is why I wanted to mention this. My wife sells things she makes on there. She averages around 20 sales a month.

It can be if you have the skill and mindset for it. A lot of people who are making the big bucks on there started it as a hobby, with no intentions of earning so you have to keep that in mind.

I have done this once but it was not with the intention of doing it. I had bought a link to start a small online business. This was late 2019. Then the whole 2020 issue happened and someone expressed interest in buying the domain name. I ended up making $2,000 from it. I was shocked.

Affiliate marketing is probably the easiest. Sign up for things like Amazon Associates and use those links everywhere and anywhere you sign. Sign up to forums and become an active member and use them there. Share them on social media. If you have a blog, use them there. Just get as many links like that out there that you can.

I don’t know about running the filter less… I have had issues with this and my pool turned green. This depends on where you live. Likely safer to do this in Arizona vs New York. It can be a hefty investment upfront but getting a solar panel to powder the pool’s filter could save you a lot.

I think Brie has the right idea, stock up on what can when you can.
Outside of that, it is worth investing some of your money into stock or some form of assets. Once the USD drops (this will be when inflation hits) your buying power will still be secure.
